How to Write a Vacation Rental Listing That Ranks

Updated

Part of our series Let Others Pay for Your Vacation Home.

There's a lot of guessing online about "beating the algorithm." This guide sticks to what Airbnb and Vrbo officially say about search, and labels anything else as general advice.

Airbnb's Help Center says four things heavily influence where a home appears: quality, popularity, price and location (Airbnb Help 39).

Airbnb also says hosts can help by: - Opening more dates and allowing more flexible stay lengths. - Adjusting prices or offering discounts. - Adding great photos, a full description and sought-after amenities (it gives a crib, hot tub, step-free entrance and pet-friendly as examples). - Hospitality and settings: the Superhost factors (cancellations, responsiveness, ratings) count. For request-to-book listings, response speed and how often you decline requests count, so Instant Book listings may rank higher (Airbnb Help 39). - New listings: Airbnb says its system is designed to help new listings show up well, usually within 24 hours.

Vrbo's sort-order page lists: location, price compared with other listings and with the property's own past prices, how competitive your prices and availability are compared with other sites, review scores and count, past bookings, and for vacation rentals: host response time, booking acceptance rate, Premier Host status, length of stay and Instant Booking. It also weighs cleanliness and condition ratings, availability, and cancellation and relocation rates (Vrbo sort order). Vrbo's Premier Host program includes an "automatic increase in search position" (Vrbo Help).

Vrbo's troubleshooting page adds practical checks: put the map pin on the exact location, and make sure your minimum stay, check-in days and guest limits don't knock you out of searches (Vrbo Help).

Not confirmed: neither platform publishes how much each factor weighs, or whether specific keywords in a title change ranking. Treat claims like "use these 5 words to rank" as unproven.

Write a title that earns the click

General advice (not a platform rule): lead with the one or two things that set your home apart, then a fact guests filter on.

Check each platform's current character limit in its editor.

Write a description that answers questions

Guests skim. Put the deciding facts first:

  1. First two lines: who it's for and the biggest reason to book ("Room for two families, with a fenced yard and a hot tub").
  2. The space: bedrooms and beds in plain words (e.g., "Bedroom 2: one queen").
  3. Location: real drive or walk times to things guests care about.
  4. What's different: views, workspace, game room, EV charger.
  5. Honest limits: stairs, steep driveway, road noise, 4WD needed in winter. Being upfront protects your reviews (see our reviews guide).

Amenities: list every real one

Airbnb says guests often filter by amenities and that adding sought-after ones can improve visibility. Its most-searched list for 2025 was: pool, free parking, Wi-Fi, air conditioning or heating, kitchen, hot tub, washer or dryer, self check-in, TV or cable, and BBQ grill (Airbnb). Tick every box you truly offer, and add accessibility features where they apply. Never list an amenity you don't have.

Quick listing checklist

☐ Title leads with your best feature ☐ first two description lines say who it's for ☐ every bed listed by room ☐ all real amenities ticked ☐ honest limits noted ☐ map pin exact ☐ minimum stays not too strict (calendar guide) ☐ strong photos (photo guide) ☐ prices checked against comparables (pricing guide)
